If you are interested in a property and are working with a buyer’s agent, have them submit the offer in writing. Your agent needs to represent you. Make sure they're serving your needs and not their own.
A buyer's agent recently called me explaining to me what the buyer can offer and wanted to know on the spot if would I accept this verbal offer?
Think of this:
- A verbal offer is only as good as the paper it's written on
- A verbal offer is not enforceable
- Since terms and conditions are not spelled out, that leaves out a lot for interpretation

If you are truly interested in a property, have the buyer’s agent put it in writing. Make sure you get an agent who is representing your best interests and is willing to write up the offer. The influence of the written word can make the difference in whether you get the house you really want or not.
